When it comes to flat roofing, waterproofing isn’t just a luxury; it’s an absolute necessity. The three most common choices for single-ply membranes are EPDM, TPO, and PVC Waterproofing.  While they may look similar at first glance, each has its own unique set of pros and cons that can significantly impact the long-term performance and value of your roof.

EPDM Waterproofing: The “Rubber Roof”

EPDM Waterproofing, or ethylene propylene diene monomer, is a synthetic rubber membrane that has been a go-to option for flat roofs for decades.  Its key appeal lies in its cost-effectiveness and durability.  EPDM is known for its resistance to UV rays, weathering, and temperature fluctuations.  It’s often installed in large, seamless sheets, which can minimize the number of seams and potential points of failure. This material is also quite flexible and can easily accommodate building movement.

However, EPDM is not without its drawbacks.  The most common color is black, which absorbs a significant amount of heat, increasing a building’s cooling costs in warmer climates.  While white EPDM is available, it’s not as common. The seams, which are typically taped or glued, can be a weak point if not installed perfectly, and the material can be susceptible to punctures from sharp objects or heavy foot traffic.  Furthermore, over time, the material can shrink, which may cause it to pull away from walls and other roof components.

TPO Waterproofing: The Popular Newcomer

TPO, or thermoplastic polyolefin, is a single-ply membrane that has gained immense popularity in recent years, often due to its lower upfront cost and energy-efficient properties.  TPO is typically white, highly reflective, and resistant to UV rays, which helps reduce cooling costs.  Like PVC Waterproofing, TPO seams are hot-air welded, creating a strong, watertight bond.  This method of installation is generally more reliable than the adhesives used for EPDM.

The biggest concern with TPO, however, is its relatively short track record and the wide variation in quality between manufacturers.  TPO has only been on the market since the late 1990s, so its long-term performance is still being evaluated.  There have been reports of premature aging, cracking, and seam failures with some low-quality products.  Additionally, TPO is not as resistant to chemicals and animal fats as other options, making it a poor choice for roofs on restaurants or other facilities that might have grease traps.

PVC Waterproofing: The Gold Standard for Durability
